After a year with Shannon and Reflections, I moved my rental to another management company. My issues fell into four areas: communication, responsiveness, industry knowledge, and quality of work and inspections. Communication was the biggest problem. At one point I went 12 days without a response to questions about vendor estimates while my property sat vacant. I ended up contacting my own tenant directly because messages weren't getting through, and the tenant was as frustrated as I was. When it came time to relist, the ads went up late and with errors: different prices on different sites, the wrong bathroom count, an "age restricted" tag that filtered out families, and empty amenity fields, so the listing didn't show up in renters' filtered searches. I found and flagged these myself, and ultimately wrote the ad copy myself because the property's key selling points weren't being represented. Work quality and oversight were weak. A roughly $2,000 paint job came back with paint on light switches, carpet, and flooring, and no post-work inspection photos were taken, which made it impossible to cross-reference tenant damage later. Lease requirements like filter changes were suggested to the tenant but never enforced. The security deposit handling showed the same lack of urgency. Repairs and estimates weren't completed in a timely fashion, so when Nevada's 30-day deadline arrived to return the tenant's deposit, the charges had to be based on estimates rather than actual costs. Those estimates turned out to be incorrect and insufficient, and the difference came out of my pocket. Property management is supposed to reduce the work of being an out-of-state owner. Here it added to it. I can't recommend Reflections.
